How I operate

  • I tell you what I am paid, and by whom, before we start.
  • Every number I publish, I can reproduce. Ask.
  • I will tell you not to buy. It happens more than you would think.
  • What you tell me stays with me. No sequence, no "my team will reach out".

01. Start with the decision, not a building.

Tell me what you are considering. An investment, a move, something you already own, or a decision you are helping someone else make. A rough timeframe and a few sentences are enough. You do not need exact figures or documents.

02. Ask the questions nobody asked you.

What has to work for your family. Which assumptions you are relying on. What would make you stop. A family buying a home and a principal buying an asset can be looking at the same building for completely different reasons, and the questions should reflect that.

03. Go to the registry, not the brochure.

Recorded transactions, registered rents, delivery records. What is comparable, what is missing, and where the evidence runs out. A number without that context is not an answer.

04. Agree what happens next, in writing.

Where there is a fit I say what I would do and what it would cost, before anything starts. The outcome should be a clearer understanding of your options, and that includes deciding to wait, or not to proceed at all.
