I have worked in property since 2015, most of it in Sweden under Lansforsakringar.

Swedish law is unusual. You are instructed by the seller and the statute still requires you to look after the buyer. Not as a courtesy, as a duty, registered with the state, and you can be struck off for breaching it.

So this is not a marketing position I arrived at. It is how I was trained, and it was the law.

My degree covered valuation, real estate law, construction, and the psychology of how people decide. The last one turned out to matter most. A price is just a number. What someone pays is a decision made under pressure, in a currency they are leaving, from a country they have stopped trusting, on a timeline set by a school term. That is why I read liquidity and capital flows alongside the registry. Neither explains much alone.

Then I moved to Dubai in 2024 without ever having visited. I had read the numbers and I trusted them. They were not the numbers that mattered.

So I stopped taking anyone's word for anything. I hold both registries myself, Dubai's Land Department and Abu Dhabi's ADREC. Every recorded transaction since 2008, and the rents underneath them.

When I publish a number, I can reproduce it. Ask me to.

I don't need to sell you something. I need to make sure you don't make a bad decision.

Most of the families I work with are not chasing the UAE. They are leaving somewhere. A wealth tax, a tax on gains they have not taken, a city that stopped being safe, a country where saying the wrong thing now costs something. The property question comes second. I try to make sure it is not answered by whoever gets to them first.
